This allows the property owners and their immediate family to be members, and make use of all of the leisure amenities. Annual membership fees will then be payable. If the property is sold, membership rights are automatically transferred to the new owners.The membership includes:Access to the Beach Club and the Media Luna Marina, as well as usage of all the sports and leisure facilities at the Resort. The annual fee will be around $3,000 USD per year. All leisure and recreational facilities and amenities will be for the exclusive use of the members and not open to the public, however guests will be permitted to use the facilities.Management ServicesFlamingo Lakes will establish its own professional Management Services company to ensure that the full resort infrastructure is properly maintained at all times.This company will be responsible for making certain that the routine and planned maintenance schedules are adhered to correctly and that the resort is always kept in pristine condition. It will include managing all the utility supplies and upkeep of the infrastructure, refuse collection and disposal and grounds, buildings and facilities maintenance.Additionally the Management Services company will operate a rental and exchange program for those residents who require these services as well as security, health, fire and rescue and transportation operations. A full range of hospitality, concierge, and housekeeping services will also be available for residents.An annual maintenance fee will be levied to pay for the routine management function, with direct charges for certain other services such as cleaning and laundry as required. Initially this will be set at $1,500 pa for villas and $1,200 for condominium units but will longer term be determined by the Home Owners Association.Medical CareMedical Facilities in the AreaMöeda has always been the regions center for medical services and boasts an impressive array of modern hospitals and clinics staffed by highly qualified doctors and nursing personnel. The University of Yucat in Merida has for generations had one of the best medical schools in Mexico. Postgraduate training is often undertaken in the USA and most doctors are fluent English speakers.
